I’m Braydan Fender, a real estate agent with NGU Real Estate Ipswich Central. I work with buyers and sellers considering property across the Scenic Rim, including people whose next move involves more land, a change of pace or selling one home before buying another.

Buying in the Scenic Rim

Start with how the property needs to work day to day. Compare travel, access, usable land, buildings, services and ongoing maintenance alongside the home itself. A regional setting can bring property-specific considerations that are not obvious from the listing photographs.

Use official planning and hazard mapping as an early check, then obtain the searches, inspections and independent advice appropriate to the property. Scenic Rim Regional Council publishes its planning scheme, ePlan mapping and regional flood information.

Selling a Scenic Rim property

The campaign should explain the individual property clearly: the home, land, access, improvements and information a serious buyer needs to assess it. Before spending heavily on preparation, arrange an early walk-through so we can discuss presentation and the likely buyer questions.

If you are moving between regions or buying before your sale is complete, start with your financial position and preferred timing. Read the guide to buying and selling together, then speak with your solicitor and broker or lender.
